Management Committee Briefing

The following points were covered at the November Committee Meeting:

• The Management Accounts to 30th September 2017 were considered and the following noted:
o Income was slightly greater than budgeted
o A number of budget headings showed expenditure under budget, although it was noted that in some cases this was due to timing of expenditure and the yearend position was likely to be closer to the budget figure.
o Total loans had reduced by £338,227 in the previous 6 months
o Forward cash flow projections are healthy despite the intention to spend over £5million on new homes in the next 12 months.
• The quarterly Tenant Participation report was considered and the following noted:
o Gas Servicing and Gas Maintenance satisfaction surveys showed a very high level of tenant satisfaction with this service, up to 100% satisfaction being recorded.
o Results from the trail of satisfaction surveys by text were very positive with an increased level of participation and good satisfaction results received.
o The number of complaints received during the quarter had remained relatively constant.
o One complainant had taken an appeal to the Scottish Public Services Ombudsman service but having reviewed the case the Ombudsman concluded that the Association had dealt with things appropriately and so no formal investigation would be undertaken.
• The quarterly Maintenance Report was considered and the following noted:
o Reactive maintenance performance remained well ahead of target and had actually improved further from the last quarter
o Spend against budget was slightly under for the reactive maintenance service and although well under for Cyclical and Planned works this was due to timing of spend and year end results are expected to have lower underspends.
o Gas safety works showed 100% compliance with legislative targets
• The proposed development of 35 Homes at Howlands Road was considered in some detail and in light of the financial appraisal Committee agreed to proceed with a tender for this project.
• Policies relating to Sustainability and Staff Appraisal were re-adopted without amendment.
