Management Committee Briefing

The following points were covered at the April Committee Meeting:

 Committee considered the Scottish Housing Regulator’s (SHR’s) thematic enquiry report regarding Development matters and concluded that Forth was already meeting the SHR’s recommendations.
 Committee agreed to hold an event to mark the opening of Thomas Brittain Court. This will be held on 19th May 2017.
 Committee received the quarterly Housing Management report covering performance in January to March 2017. The following were particularly considered:
o 130 application for housing were revived and processed within the period.
o The average relet time for empty homes was 0.9days with £69.41 in rental income being lost.
o The Association met its 2016/17 target of providing 50 of all lets to Stirling Council for nominations/section 5 referrals.
o 100% of new tenancy visits were completed within 6 weeks of tenancy start date.
o 96% of all new tenancies lasted at least 12 months.
o 23 complaints about anti-social behaviour were received in the period but all were dealt with within our target timescales.
o Rent arrears reduced to 1.76% at the 31st March 2017.
o Total factoring arrears are £1,576 but agreements are in place with all owners to clear these.
o 185 individuals received Income Maximisation advice during the quarter.
 Committee received an update report on the most recent issues relating to Welfare Reform and Universal Credit. They agreed to arrange a more detailed briefing session with staff.
 The annual report covering a variety of the Association’s registers was considered. This covered matters ranging from gifts received and Committee expenses to Committee Member attendance at meetings and declarations of interest made.
 Committee considered a proposal to recruit a Modern Apprentice who will combine administration duties with studying Business Administration. It was agreed to proceed with a recruitment.
 The policy statement covering Corporate Donations and Sponsorship was reviewed and adopted.
