Management Committee briefing
The following points were covered at the February 2018 Committee Meeting:
- The Management accounts to 31/12/17 were considered and these showed:
- Income slightly higher than budgeted
- Expenditure slightly lower than budgeted
- No concerning variances from budget
- A larger than budgeted surplus which is expected to diminish slightly by the year end.
- The Tenant Participation update was considered and this showed:
- A 46% return rate and very positive results for the gas satisfaction survey
- A 48% return rate and very positive results for the kitchen replacement survey
- A 33% return rate and very positive results for the reactive maintenance text survey
- High satisfaction ratings from the new tenancy and end of tenancy surveys
- No major concerns regarding complaints received during the period
- Review of the following policy statements:
- Equalities Policy
- Risk Management Policy
- Management of Sex Offenders Policy
- A review of practice in light of a recent homelessness arbitration case with the following agreed:
- Staff should continue to seek updating of the existing protocol with Stirling Council
- The Association will continue to require rent in advance payments from all new tenants other than those referred under section 5 of the Housing (Scotland) Act 2001
- Monitoring of section 5 cases will be incorporated into the quarterly Housing Management report
- A review of First Aid arrangements which agreed:
- A policy to allow trained First aiders to administer aspirin to suspected heart attack victims within the workplace
- The purchase of a defibrillator machine for use within the workplace
- Consideration of a report regarding Housing First which agreed:
- That Forth should commit up to 20 homes to provide accommodation in the 18 months from 1/4/18 in order to support the 600 Homes Campaign led by Social Bite
- That Forth should take the lead in progressing this initiative within Stirling unless Stirling Council are in a position to take on this role.
